Agi Vermes Smith Group February Newsletter
Message from Agi
This month is known for red hearts and sweet Valentines. I suggest we take a moment to pause, and think of this month in a deeper way. Let us remember not just our romantic companions, but let us celebrate the love we have for all of those wonderful people in our lives that make our worlds fill with bright colors. Love should be boundless, seamless and eternal. Reach out to those that warm your hearts and let them know how much you love them. As we all know, life can change on a dime. My only priority these days is to let my family and friends know how much I love them and to find time to create new memories with them.
May you all have a month filled with warm emotions, tenderness and enchantment ~
P.S. Scroll down to see my book of the month, fun things to do in Napa Valley and a couple of my listings.
Wishing you a warm and loving February.

Which Down Payment Strategy Is Right for You?
You’ve most likely heard the rule: Save for a 20-percent down payment before you buy a home. The logic behind saving 20 percent is solid, as it shows that you have the financial discipline and stability to save for a long-term goal. It also helps you get favorable rates from lenders.
But there can actually be financial benefits to putting down a small down payment—as low as three percent—rather than parting with so much cash upfront, even if you have the money available.
The downsides of a small down payment are pretty well known. You’ll have to pay Private Mortgage Insurance for years, and the lower your down payment, the more you’ll pay. You’ll also be offered a lesser loan amount than borrowers who have a 20-percent down payment, which will eliminate some homes from your search.
The national average for home appreciation is about five percent. The appreciation is independent from your home payment, so whether you put down 20 percent or three percent, the increase in equity is the same. If you’re looking at your home as an investment, putting down a smaller amount can lead to a higher return on investment, while also leaving more of your savings free for home repairs, upgrades, or other investment opportunities.
THE HAPPY MEDIUM
Of course, your home payment options aren’t binary. Most borrowers can find some common ground between the security of a traditional 20 percent and an investment-focused, small down payment. Your trusted real estate professional can provide some answers as you explore your financing options.

The author, James Clear had a love of sports since he was a little fella. Due to an unexpected accident at a young age, his life took a drastic turn. After recovering from the trauma, James went on to college, where he discovered the art of creating powerful habits one baby step after another. No matter how old you are, I believe there is always room for self-improvement. This book provides you with smart tools to make new habits and rid yourself of old ones. Whatever your goals might be, learning to cook, exercise more, reduce your stress, or improve your business, James offers everyone strategies to transform your dreams into reality. I used his teachings to change my morning routine. Instead of reading the news (so depressing….) I now sip my cup of joe reading a book. It has changed the way my day begins and ends in a much more joyful way. I highly recommend this fast-paced book, and I hope you take the time to read it. All of us can benefit from making a speck of change in our lives to improve our experience.
